13. July 2018 · Comments Off on Oahu Market Report – June 2018 · Categories: Hawaii Real Estate, Market Report, Oahu Monthly Market Report

We’re pleased to share the Oahu real estate update for June 2018

Condominium sales lead 2018 so far this year with closed sales up 1.3% and median sales prices for condos are up 6.5% to $425,000 compared to $399,000 at the same time last year.

For single family homes, sales fell slightly from 2017 activity with closed sales down 1.6% but prices remained up 3.9% to a median sales price of $779,000 year to date compared to $750,000 at the same time last year.

Months of inventory for both single family and condominiums still remain very low at 2.7 months of inventory for Single Family and 3 months for condominiums. Low inventory and high demand create rising prices and these are all indicators of a very healthy real estate market.

Every home, neighborhood, and building represents its own micro-market with unique conditions and trends. If you have specific questions about your home or future home, we’re here to help.

Chun’s Reef on the North Shore is a spectacular location. This property is right at the river mouth, making it a great location with a great depth of sandy beach in front of the house. A spot for both beginner and expert surfers, this location offers amazing sunsets, sand, surf, and sun. Less than five miles from historic Haleiwa town, this property is convenient to the wonderful amenities the North Shore has to offer. The beaches on Oahu’s North Shore are legendary for the gigantic waves of Waimea Bay and Sunset Beach and surfing competitions, but the North Shore is much more than a surfing destination. It is also home to Haleiwa Town, a charming mix of art galleries, restaurants, cafes, farmers markets, quaint boutiques and surf shops. Haleiwa maintains a laid-back lifestyle; a place where time slows down, and residents and visitors embrace the creations of its artistic community. A multitude of galleries showcase artists in genres and mediums ranging from pottery, jewelry, sculpture, and wood carving to photography and watercolors. Restaurants, food trucks and a variety of eateries in Haleiwa Town are also legendary (Matsumoto Shave Ice and Kua Aina Sandwich Shop are two), many serving locally grown produce, just- caught fish or Hawaii grown beef. Haleiwa’s North Shore Marketplace deserves special mention because of its unique architecture which is reflective of the many cultures brought to Hawaii by immigrants who worked in the pineapple fields in the 1800s. Homes in the North Shore area range from beach-style shacks and moderately priced condos to high-priced beachfront homes. Located between Kaena Point and Kahuku Point, and about an hour’s drive from Waikiki, the North Shore is also home to the famous Turtle Bay Resort which has two world-class golf courses. Another popular attraction is the Polynesian Cultural Center which is a theme park and living museum. The North Shore also includes Waialua, southwest of Haleiwa, a former sugar mill town and a quiet, close-knit residential area with a rich plantation history. Many descendants of sugar plantation workers who arrived in Hawaii in the early 1900s still live in Waialua. The workers emigrated largely from China, Portugal, Puerto Rico, the Philippines, Japan, and Korea. The Waialua Sugar Mill hosts a handful of retail shops and eateries as well as the weekly Waialua Farmer’s Market. Waialua is in the process of going through new development, but its residents are committed to maintaining its country charm.
