Single family home and condominium prices continue to drive in an upward trend in the most recent 12 month period. Median single family home prices reached $790,000 in October which is up 4.6% year-to-date from $755,000 same time last year. Condominium median sales prices reached $419,000 which is up 3.5% year-to-date from $405,000 same time last year.

Although closed sales have slightly dipped in both single family homes and condominiums, inventory seems to still be the driving factor. Both single family homes and condominiums are at 3 months of inventory indicating we are still in a sellers’ market. At the same time double digit increases in active listings and months of inventory for both single family and condominiums are indicators of a changing market.
