We’re pleased to share the Oahu real estate update for December 2018.

Single family home and condominium prices continue to drive in an upward trend in the most recent 12 month period. Single family home prices reached a median sales price of $790,000 in December which is up 4.6% YTD from $755,000 same time last year. Condominium MSP reached $420,000 up 3.7% YTD from $405,000 same time last year.

Although closed sales have slightly dipped in both single family homes and condominiums year-to-date, inventory seems to still be the driving factor. Both single family homes and condominiums are under 3 months of inventory, indicators that we are still in a healthy real estate market. At the same time double digit increases in active listings and months of inventory for both single family and condo are indicators that homebuyers have more inventory to choose from and may be able to negotiate better prices and terms. Interest rates are expected to rise in 2019 so prospective homebuyers should not delay purchasing home.

The Chinese Chamber of Commerce of Hawaii presents its annual Chinese New Year Celebration event at Chinatown Cultural Plaza (100 N. Beretania Street) on Friday, Feb. 1 from 5 p.m. to 10 p.m. and Saturday, Feb. 2 from 10 a.m. to 10 p.m.

The family-friendly event will feature food and craft booths, live entertainment, special cultural performances, lion and dragon dances, lion dancing on poles, and more.

The 2019 Narcissus Queen and her court, along with various lion dance groups, also will be visiting stores in Chinatown to wish them good luck for the new year as part of a traditional New Year’s blessing known as Choy Cheng on Feb. 1 from 6 p.m. to 9 p.m.
