Single family home and condominium prices have leveled off in the most recent 12 month period. Single family home prices reached a median sales price of $767,500 in January which is down .6% YTD from $772,000 same time last year. Condominium median sales prices dipped slightly to $399,000 down 7.2% YTD from $430,000 same time last year.

This correction of the market will open up more opportunities for homebuyers in the market place. In fact, double digit increases in active listings and months of inventory for both single family and condos are indicators that homebuyers have more inventory to choose from and may be able to negotiate better prices and terms. Interest rates are expected to rise as the year progresses so prospective homebuyers should not delay purchasing home.

For sellers preparing their homes for sale it’s important that you present your home in its “best light” and pricing is the key factor in the successful sale of your home. There are still homes receiving multiple offers and offers over the asking price, but the homes presenting good condition and value are the properties that sell first.
