We’re pleased to share the Oahu real estate update for April 2019.

April saw a slight increase in median sales prices for single family homes, while condominium prices saw a slight decline in the most recent 12-month period. Single family home prices reached a median sales price of $775,000 in March, which is up .2% YTD from $773,000 the same time last year. The median sales price for condominiums dipped slightly to $415,000 down 2.4% YTD from $425,000 the same time last year.

In April, we also saw an increase in both months of inventory and active listings.  Single family homes are at 3.5 months of inventory and condominiums are at 3.8 months of inventory. Although these numbers are up since the same time last year, they are still very low numbers indicating that we remain in a very healthy real estate market with a good balance of supply and demand.

Low interest rates combined with an increase in inventory are presenting excellent buying opportunities for move-up buyers and investors. For move-up buyers that have built up significant equity in the recent years, it may now be possible to sell their current home and upgrade their property. Investors can take advantage of the increase in properties to choose from making it an ideal market to negotiate better prices and terms.
