Oahu Housing Market Remains Steady, Readies for Impacts of COVID-19.
Single-family home sales up, condo sales and new listings down in March.

According to resales figures released by the Honolulu Board of REALTORS®, single-family home sales were up again in March with a year-over-year increase of 9.8%, while condo sales declined 12.2% compared to last year. The median sales price for both single-family homes and condos rose modestly to $810,000 and $435,000, respectively.

“While the numbers illustrate the market is holding strong, we’re only beginning to see the changes in activity,” said Tricia Nekota, president, Honolulu Board of REALTORS®. “For example, the majority of closed sales were already in escrow at least 30 days prior to the stay-at-home order, and we saw a double-digit decline in new listings last month. These stats are likely an early reaction to economic uncertainty and indicative of a shift in market activity due to the impacts of COVID-19.”

Generally, real estate activity has kept pace with 2019 figures. For the first quarter of 2020, single-family home sales were up 11.6% compared to 2019. Condo year-to-date sales trail last year by just under 1%. However, the stay-at-home order that went into effect on March 23, 2020 has contributed to a slowdown in the number of listings coming on market. Single-family home listings declined by 16.7% and condo listings were down 14.3% in March. A significant number of active listings have also been moved into a temporarily off-market status, which has resulted in lower inventory levels.

The Honolulu Board of REALTORS® temporarily canceled all open houses effective March 24, but its members continue to conduct essential business. Showings are held virtually and preventative measures, including best practices in social distancing and hygiene, are encouraged for any activity that must occur in-person or on-properties.

“We’re all doing our part to prevent the spread of COVID-19 and keep our community safe,” added Nekota. “The real estate industry – from REALTORS® to title companies, financial institutions and more – is presenting a united front to support homeowners and renters. We know that it will take everyone’s cooperation to get through this uncertain time.”

As many in the community face unemployment and concerns over paying their mortgages and rent, resources have been made available to provide relief. Homeowners and renters are encouraged to contact their mortgage lender or landlord to discuss relief options, such as deferral and forbearance. Information is available at https://hicentral.com/.

This year marks the 93rd Annual Lei Day celebration in the Hawaiian Islands. The tradition highlights the art and craftsmanship of lei makers, allowing them to demonstrate their skill and beautiful artwork. By showcasing a unique element of local culture, May Day honors the rich history of the Hawaiian people.

Lei Day began in 1927 with just a few people wearing lei in downtown Honolulu. The holiday has since grown into a recognized event complete with organized exhibits, competitions, and festivities. Today, Lei Day features lei making demonstrations, lei contests, and live entertainment from the Hawaiian Steel Guitar Association. By dedicating a day to the celebration of local artists, Lei Day provides a moment of reflection and appreciation for the beauty of Hawaii and its culture. So remember, May 1st is a day to give and receive lei and ultimately a day to spread the Aloha spirit!

Prince Kuhio Day on March 26 celebrates the life and legacy of Prince Jonah Kuhio Kalanianaole. Prince Kuhio was a member of Hawaiian royalty and next in line for the throne when Queen Liliuokalani was overthrown. Rather than abandon his royal status, Prince Kuhio worked hard to ensure the future success of the Hawaiian people. He is remembered to this day for his unwavering support of his people in times of both peace and unrest.

Born on the island of Kauai, Kuhio was orphaned at the age of 13 and adopted by Queen Kapiolani and her husband, King David Kalakaua. His education consisted of the Royal School and Punahou School on Oahu. Two years after the overthrow of Queen Liliuokalani, 25-year-old Kuhio participated in a rebellion that resulted in a prison sentence of one year. Upon his release, he married his fiancée, Elizabeth Kahanu Ka’auwai, and set off to travel around Europe and America.

Returning to the recently annexed state of Hawaii, Prince Kuhio pursued a career in politics. It was as a member of Congress that he made his greatest impact on Hawaii. Prince Kuhio served as Hawaii’s representative in Congress from 1903 until his death in 1922. His most lasting contribution came in the form of the Hawaiian Homes Act of 1920, which provided native Hawaiians land upon which to build homes and live.

The statue of the Prince, cemented in Waikiki in 2002, forever enshrined the ideals that he stood for. His unwavering support for the perpetuation of Hawaiian culture and protection of Hawaiian people earned him the title, “Prince of the People.” On the state holiday of Kuhio Day, the state of Hawaii recognizes the role Prince Kuhio played in securing a prosperous future for the Hawaiian people.

The Chinese Chamber of Commerce of Hawaii presents its annual Chinese New Year Celebration event at Chinatown Cultural Plaza (100 N. Beretania Street) on Friday, Feb. 1 from 5 p.m. to 10 p.m. and Saturday, Feb. 2 from 10 a.m. to 10 p.m.

The family-friendly event will feature food and craft booths, live entertainment, special cultural performances, lion and dragon dances, lion dancing on poles, and more.

The National Association of REALTORS® (NAR) recently conducted an analysis to identify which metro areas will be most affected by the new tax laws. NAR’s research determined that those metro areas with a high percentage of homes with mortgages that are worth over $750,000 and those metro areas where home owners typically pay more than $10,000 for real estate taxes, will be most impacted.

The good news is that an estimated 95 percent of home buyers and homeowners will not likely be impacted by either new provision. The remaining 5 percent will be impacted by one or both.

While San Jose, CA and San Francisco, CA are expected to be hit by both provisions, Urban Honolulu ranked 5th for just new parameter: areas with a high percentage of mortgages over $750,000.

Researchers created the maps below which show how many homeowners will be impacted for each finding for 382 metropolitan areas.
